Eight flats out of offices, four of them maisonettes

Pčolinská 625, Snina. Offices in a three-storey building became an apartment house. The building was originally a district-heating exchanger station that supplied the surrounding blocks with heat and hot water; it was later converted into offices, and those were in use right up to the conversion into flats. Four flats on the ground floor, four two-storey flats above with their own stairs and new balconies.

What changed

Layout, stairs, balconies, envelope

Layout

Offices became dwellings: new plasterboard partitions with mineral wool, fire-rated security entrance doors to every flat, bathrooms and kitchens tiled.

Maisonettes

The four flats on the 2nd and 3rd floors each received their own steel stair. The floor above level 2 is hollow-core concrete on the steel frame; level 3 is a timber structure under the pitched roof.

Balconies and envelope

New balconies with balcony doors for every flat, insulated double glazing, mineral-wool insulation on the external walls, XPS plinth with stone cladding, lightweight metal roofing.

Interiors

How the flats look today

Photographs of occupied flats. We tidied them digitally and replaced the loose furniture and textiles with modern pieces in the 2026 palette. Walls, floors, windows, doors, kitchens, fitted wardrobes and stairs are as they are; nothing was added to the building.

What we take from it

Three things that hold for every change of use

  • Structure first, layout second. The steel frame with aerated-concrete infill carried the new partitions and stairs without touching the foundations; that is what made the maisonettes pay.
  • A balcony changes a flat's price more than anything inside it. Eight new balcony doors were the best-spent money in the budget.
  • Settle parking with the town from day one. Seven spaces in front of the house and the town's area next to it; permission for more was still being negotiated in 2026.
